Requirements

  • 5+ Years as a Maintenance Manager
  • 3+ Years in Multifamily Communities
  • 3+ Years Supervising Multiple Communities
  • Ability to read and comprehend instructions, correspondence, and memos
  • Ability to write communications, market studies, operating analyses, and other forms of industry-standard correspondence
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the Company
  • Strong Computer, Microsoft Office, and Property Management System skills
  • Ability to create and modify advanced files in Microsoft Excel, Word and, Power Point
  • Ability to understand and deal effectively with resident, vendor or personnel concerns or issues according to Company policy
  • Ability to motivate, discipline and train employees to maximize productivity
  • Ability to apply common sense understanding to carry out detailed and/or complex written or oral instructions
  • Ability to deal with one or more problems at a time involving one or more variables that are either known or unknown

Responsibilities

  • Maintain the physical integrity of all the pertaining communities assigned at all times
  • Ensure a clean and well-maintained living environment for residents, visitors, and staff
  • Anticipate, identify and correct any and all problems involving property
  • Implement procedures that will prevent problems
  • Conduct all business in accordance with company policies and procedures, state and federal laws
  • Monitor service requests and make-readies to ensure timely completion
  • Assist any property that may need assistance with either daily
  • Train and assist employees with difficult tasks or troubleshooting
  • Monitor and spot check renovations accordingly
  • Assist with capital and lender repair items by making sure contractors are staying on schedule
  • Inspect properties and ensure any capital improvements or code compliance repairs are addressed
  • Oversee quality of work and quality control
  • Responsible for price negotiations and vendor relations
  • Institute and manage the system for handling resident service requests
  • Complete work orders within 24 hours when possible
  • Schedule maintenance personnel for emergency purposes, 24 hours a day, seven days a week
  • Conduct regularly scheduled safety meetings with entire teams
  • Maintain and communicate HAZCOM standards
  • Ensure MSDS sheets are current and accessible
  • Maintain knowledge of laws, EPA and OSHA regulations regarding hazardous materials
  • Correct hazardous conditions immediately
  • Maintain accurate records regarding preventative maintenance and service requests
  • Schedule and perform minor routine maintenance on all appropriate equipment
  • Indoctrinate and assist in the development of all subordinate maintenance staff
  • Instruct staff on proper use and guidelines of safety items
  • Diagnose and perform minor routine maintenance/repair
  • Ensure all make-ready repairs and services are completed correctly and on schedule
  • Report all major repairs and requisitions to the manager and direct supervisor
  • Possess knowledge of budget and budget compliance
  • Remove and transfer heavy appliances and equipment as necessary
  • Ensure all utility meter shut-offs and apartment cut-offs are identified
  • Perform work area clean-up and safety-related duties
  • Ensure storage areas are locked when not in use
  • Assist in keeping grounds neat and free of litter
