Requirements
- BS in an Engineering discipline, mechanical or electrical preferred.
- 10 years’ plus experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
- Experience in critical environments preferred (data centers, laboratories, manufacturing environments, etc.)
- Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
- Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
- Experience in delivering training, coaching and mentoring using a variety of tools and techniques.
- Experience working with Computerized Maintenance Management Systems (CMMS) / Enterprise Asset Management (EAM) systems.
- Experience in Business analysis and/or Asset Management and/or analysing risk.
- Practical experience developing and optimisation of maintenance strategies and plans.
- Experience implementing and/or working with Management Systems i.e. (ISO9001, ISO55001).
- Asset whole lifecycle costing and total cost of ownership.
- Experience of multi-disciplinary projects and the application of system integration techniques across multiple type of assets.
Responsibilities
- Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client’s strategic asset management roadmap with matrix reporting back to the clients lead engineer (FM).
- Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
- Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
- Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
- Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
- Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects.
- Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
- Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.
- Create and conduct Reliability studies, as well as understanding drawings and schematics.
- Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio.
- Investigate new technologies for reliability improvements.
- Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.
- Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.
- Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment.
- Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
- Develop and maintain “Key Performance Indicators” of equipment reliability.
- Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).
- Ensure equipment history is maintained and analyzed for future trends.
- Actively collaborate with Maintenance and Planning groups.
- Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas. Inspect and document and prioritize asset and field conditions to evaluate remaining useful life. Document findings in detailed written report and database format.
- Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs.
- Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.
Preferred Qualifications
- Certified Reliability Leader is preferred.
- Certified Maintenance Reliability Professional is preferred.
- Level 2 thermography certification is preferred.
- Level 2 vibration certification is preferred.
- Level 2 ultrasound certification is preferred.
