Requirements
- High School Diploma or Equivalent
- Bachelor’s degree preferred or four years experience in the housing industry
- One to two years related experience and/or training
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Responsibilities
- Overseeing the entire operations of a housing community portfolio
- Manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management
- Supervise all aspects of the property and staff to ensure compliance with company policies and procedures
- Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
- Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance
- Deal effectively and consistently with performance problems
- Prepare request for a salary increase for Community Manager
- Approve all timesheets and ensure hours indicated are correct
- Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement
- Develop yearly operating budgets/forecasts
- Provide monthly written evaluation of income and expense line items that are significantly over budget
- Develop yearly marketing plan and utilize marketing strategies & systems
- Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
- This position entails travel, estimated at 50% of work time annually.
Preferred Qualifications
- Bachelor’s degree preferred
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
