Requirements

  • Minimum Bachelors degree or equivalent
  • Minimum 8 years of experience with market research, land acquisition and/or business strategy in home building or real estate industry
  • Experience in economics or business analytics a plus
  • Valid driver’s license as driving is an essential function of this position
  • Demonstrated confidence in influencing others with data
  • Highly analytical with the ability to translate raw data into meaningful insights
  • Solid project management capabilities with ability to collaborate cross-functionally
  • Creativity in both solving problems and devising potential solutions
  • Deep understanding of consumer segmentation
  • High proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook)
  • Strong written and verbal communication skills, with a direct, tactful style and good listening skills

Responsibilities

  • Work with the Vice President Land Acquisitions and Division President to formulate and drive the annual Division Strategic Plan process and implementation.
  • Monitor home building competition for new product, floorplans, features and specifications.
  • Monitor market demographics and consumer preferences to help drive house product selection and innovation.
  • Monitor overall market dynamics and report to Division Leadership.
  • Collaborate with the sales team to collect competitive data to ensure competitive positioning on all active communities.
  • Lead process of selecting product and plans that meet consumer demands with data that supports the overall positioning in the underwriting for land acquisitions.
  • Prepare land investment packages in collaboration with the Land Acquisitions team.
  • Organize and manage Del Webb site selection studies on potential Land Acquisitions.
  • Collaborate with cross-functional teams (land acquisitions, architecture, sales, finance procurement, etc.) to achieve business objectives.
  • Contribute to company-wide market intelligence best practice sharing and participate on national market intelligence initiatives and projects.
  • Ensures appropriate staffing to meet department needs
  • Utilizes recruiting and selection tools/processes to build organizational talent
  • Delegates work according to employee’s abilities and skills
  • Evaluates employee’s performance and plans for compensation actions in accordance with that performance
  • Provides developmental opportunities through identification of internal and external training opportunities
  • Creates opportunities for employee growth
  • Provides continuous coaching with regard to functional and leadership standards (technical skills and behaviors)
