Requirements
- Understanding of chillers, pumps, cooling towers, VFD’s, AHU’s, CRAC’s, CRCU’s, UPS’s, PDU’s, batteries, generators, fuel pumps and fuel storage, switchgear, utility feeds, transfer switches, process piping, fire detection, fire suppression, BAS, and leak detection systems
- Ability to perform corrective measures such as resetting alarms, operating breakers and switches, and starting back-up systems
- Demonstrated technical expertise in one craft area (Electrical, HVAC, or Central Utility Plant Operations) and multi-skilled in others
- High school diploma or state equivalent
- Prefer two years of college or related trade schooling
- Three years of plant building operating experience, data center experience preferred (including UPS systems, emergency generators, and switch-gear)
- Operating Engineers license (SMA) or equivalent
- Prefer experience in Electrical or HVAC/Refrigeration trades (journeyman level or higher)
- Certification as a Universal Technician for CFC’s or the ability to earn within 90 days of hire
Responsibilities
- Recognize system shortcomings, respond to operational and emergency situations, and provide technical guidance during real-time problem management
- Operate building systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures
- Perform daily walk-through of sites to ensure proper operation of electrical and HVAC equipment and identify potentially hazardous conditions
- Interface with Critical Operations Team to coordinate Critical Area Program, including scheduling maintenance windows and participating in staff meetings
- Identify safety hazards within the building and incorporate remediation to ensure a safe environment
- Participate in the safety training program and adhere to safety protocols
- Maintain infrastructure and compliance documentation for the building
- Act in a consulting capacity on projects and new design
- Perform predictive maintenance, preventative maintenance, maintenance routines, and service requests as directed
- Inspect and repair pumps, fans, valves, and motors
- Perform general facility-related maintenance work
- Support vendors on preventive and repair activities that cannot be performed in-house
- Administer the Critical Facility Change Request notifications and Critical Facility Incident Reporting processes
- Understand and work within the accounts Computerized Maintenance Management System
- Keep records of building rounds and readings, engineering logs, and engineering data sheets
- Track electrical/mechanical loads for all critical systems
- Work collaboratively with the Energy Management team to develop programs that reduce energy consumption
- Comply with all company policies and procedures
- Participate in Company Training and local professional trade organizations
Preferred Qualifications
- Proficiency with BAS & CMMS systems preferred
- Experience in Electrical or HVAC/Refrigeration trades (journeyman level or higher) preferred
- Data center experience preferred (including UPS systems, emergency generators, and switch-gear)
