Requirements
- 5 plus years of related experience.
- Apartment community experience required.
- Drywall, lock change, and light electrical, carpentry, flooring, and plumbing experience required.
- HVAC Type I and Type II required.
- Knowledge of 3rd party government agency inspection protocol, i.e., REAC, State Finance Agency, etc.
- Experience leading a team required.
Responsibilities
- Oversee all day-to-day physical operations of the property.
- Manage the inventory of ‘ready’ apartments to support marketing and leasing efforts.
- Schedule and supervise staff and contractors.
- Inspect completed make ready apartments for move-in.
- Lead maintenance staff and workflow processes; delegating maintenance tasks and work orders.
- Document capital improvement and/or contracted needs and develop scopes of work to be completed.
- Oversee, order, and maintain inventory levels of parts and supplies.
- Ensure that maintenance shop and current supplies are kept accessible and organized.
- Maintain Capital Inventory Control Log.
- Conduct inspections of apartments, building systems, common areas, and grounds to meet quality standards.
- Assign, handle, complete, and document service requests/work orders.
- Ensure unsafe conditions are corrected immediately.
- Communicate and maintain accurate records of inspections, preventative maintenance, and work orders/service requests.
- Prepare and schedule apartments for occupancy within three to five days of vacancy.
- Complete assigned items on make ready punch list and inspect for additional maintenance needs.
Preferred Qualifications
- Multilingual a plus.
- Must possess your own hand and power tools.
